The Variables That Set the Price
The System You Need
A wall emulsion and a protective steel coating are not the same money, because they are not the same job. The system — waterborne acrylic on walls, alkyd on trim, an ISO 12944 corrosion system on exposed steel, an epoxy build on a floor — is the single biggest driver of cost.
The State of the Surface
A clean, sound wall costs little to coat. A wall with damp, chalking, cracks, or a failed previous coating needs remediation first, and that is real labour and material. This is where two quotes for “the same job” diverge most — one priced the preparation, the other pretended it away.
Area, Height, and Access
Square metres are obvious; height and access are the multipliers. The same wall area costs more at three storeys behind scaffold than at ground level reachable from a ladder.
Working Around You
If the building stays occupied — an office that keeps trading, a clinic that keeps treating — work is phased out of hours, zone by zone. That care has a labour cost, and it is usually worth paying.
How to Read a Suspiciously Low Quote
When one quote is dramatically lower than another, the difference is almost never efficiency. It is omission. The lower number usually dropped a coat, skipped surface preparation, or substituted a lesser product. None of that shows on the day of handover. All of it shows by the next rainy season, when the cut-corner job needs doing again and the careful one does not.
Compare the scope, not the number. Same system, same preparation, same coat count — only then are two prices comparable.
