Solution

Architects issue a painting specification, then need a contractor who can read it, build to it, and prove on handover that the building was finished to the document.

Architect Coordination for Commercial Painting — Coralex Painters

The problem

Architects issue a painting specification, then need a contractor who can read it, build to it, and prove on handover that the building was finished to the document.

Our approach

Architect Coordination for Commercial Painting

Architect-coordinated commercial painting by Coralex Painters — specification read and queried, systems built to the document, and a stage-recorded evidence trail that closes out against the architect's finishes schedule.

The Challenge

An architect’s painting specification is a contract, not a suggestion. It names systems, substrates, preparation grades, film builds, and finishes, and it expects each one delivered as written. The difficulty for the design team is that most decorating contractors treat the specification as a starting price rather than a binding document — they substitute products to protect margin, skip the preparation the specification assumes, and arrive at handover with a finished surface but no evidence that what is behind it matches the drawings.

That gap exposes the architect. On a commercial commission the painter is one of the last trades on site, working to a programme already compressed by everyone before them, against a finishes schedule the architect has to certify. When the contractor cannot read the specification fluently, cannot raise a buildability query before it becomes a defect, and cannot produce records at completion, the architect inherits the risk — and the snag list.

The Coralex Painters Solution

Coralex Painters works as the architect’s painting partner, not a sub-let labour gang. Engagement begins by reading the specification in full and querying it before a brush is loaded: confirming substrate types against the actual building, checking coating compatibility with existing or adjacent finishes, and flagging any clause the site conditions will not support so it is resolved on paper rather than discovered on the wall. Where the specification names a system, that system is procured and batch-controlled; where it leaves a choice, the selection is put back to the architect for sign-off rather than made silently on site.

From there the works are sequenced against the main programme so painting slots into the wider fit-out without holding up following trades. Preparation is graded to ISO 8501 against the specification’s stated standard, primers and topcoats are applied to the named system, and dry-film thickness is verified to ISO 2808 through the build so the installed protection matches the specified one. Brand and design colours are tinted under batch control and verified against the architect’s references. The result is a finish that closes out against the finishes schedule line by line — since 1984, the discipline Coralex has brought to commercial commissions across Accra.

Documentation & Process Specification

Every architect-coordinated commission is delivered through a structured evidence trail mapped to the specification: a pre-works survey and substrate condition record; a register of specification queries raised and the architect’s resolutions; surface preparation graded to ISO 8501; system and batch records for every coat; dry-film thickness readings verified to ISO 2808; stage QC sign-off through preparation, base, and finish; and a close-out pack cross-referenced to the finishes schedule. The architect certifies against a document, not a verbal assurance.

Typical Engagement Profile

These engagements run as the painting package within an architect-led commercial fit-out or new build — corporate offices, banking halls, hospitality interiors, and retail centres — coordinated with the main contractor’s programme and the design team’s inspection regime. They involve the architect, the main contractor, and the client’s project office, the kind of multi-stakeholder, specification-first delivery Coralex Painters has run across Accra’s commercial market for four decades.
